New Build vs Retrofit: Planning Storage for Each
Specifying storage for a brand-new building and fitting it into an existing one are genuinely different projects, even when the shelving or racking itself looks the same on a spec sheet. Knowing which situation you're actually in changes what needs planning first.
Why the Same Shelving Brief Doesn't Fit Both
A new build lets storage be planned alongside the structure itself, floor loading, doorway widths, and layout can all be designed around the storage from day one. A retrofit has to work within decisions that were already made, often years before storage was even a consideration, which changes the order in which questions need answering.
Planning Storage Into a New Build From the Start
The main advantage of a new build is sequencing: storage requirements can inform floor specification, door and corridor widths, and even ceiling heights before anything is built. Bringing a storage supplier in at design stage, rather than after the building is finished, means the space is genuinely built around how it'll be used rather than storage being squeezed into whatever's left over.
Working Within an Existing Building's Constraints
A retrofit starts from the opposite direction: the building already exists, and storage has to work around its floor loading, doorways, and layout rather than the other way round. That usually means more time spent surveying and measuring before specifying anything, since assumptions that would be safe in a new build can be genuinely wrong in an older structure.
Floor Loading: The Question Both Projects Must Answer
New builds can be designed with storage's floor loading requirements built in from the structural design stage. Access, Doorways and Getting Racking Into Place
New builds can specify doorways and access routes sized for the storage going in. In a new build, storage installation can be sequenced into the wider construction programme, ideally after major trades but before final fit-out.
